What Is the Average Cost of a House in Idaho in 2025?

If you’re thinking about buying a home in Idaho, one of the first questions on your mind is likely: How much does a house cost here? As of mid-2025, the average home price in Idaho is approximately $479,000, according to data from Zillow and the Idaho Housing and Finance Association.

That number varies significantly depending on location. In Ada County, which includes Boise, the median sales price is around $521,000, while in Canyon County (Nampa and Caldwell), it drops closer to $397,000. Up north or in more rural counties, you might find average prices even lower, sometimes under $300,000.
So what’s driving these numbers? Idaho’s continued population growth and limited housing supply have kept prices relatively high. But after years of rapid increases, price growth has slowed. The Boise Regional REALTORS® reports home prices in Ada County have dipped about 3.8% compared to the same time last year, offering some relief for buyers.

For Idaho homebuyers, this means there may be more room to negotiate, and fewer bidding wars than in previous years. For sellers, it’s still a strong market—especially if you price strategically.
At Abmont Realty Group, we’ve helped hundreds of clients navigate this shifting market with confidence. Whether you’re moving to Boise, relocating within Eagle, or looking to invest in the Treasure Valley, having the right team on your side makes a difference.
